RRA renovated this landmark apartment while preserving its pre-war character
The homeowners had owned this 2,800sf apartment for many years but had never undertaken renovations as they lived in Washington D.C. The goal was to functionally update and renovate the spacious Classic 8 landmark apartment while preserving its pre-war character.
With south and east exposures at 10 windows facing Central Park and downtown from a high floor, the apartment was light-filled and afforded significant views from the living room, dining room and library as well as two of the bedrooms. The goal was to create an urban oasis in the aerie-like apartment with light and views in a way that seamlessly integrated traditional methods, modern materials, lighting and technology.
Throughout the apartment, decorative plasterwork and wood trim were painstakingly restored and new windows, new wood floors, and new built-in casework were installed with motorized window shades, all new electrical and AV/IT wiring, new lighting and air-conditioning to create a modern comfortable, amenity-filled home controlled via an i-pad interface. Centralized air, new lighting and professional grade appliances in the renovated kitchen with new window-side banquette and eating area replaced a fire-ravaged kitchen which previously had it’s only window crowded by required vents and a window air conditioner. The laundry equipment was moved to a dedicated closet down the hall.
3 distinct bathrooms were reconfigured from the existing. A Juliet-style bathroom shared by 2 of the 4 bedrooms facing the rear court with limited natural light has a rippled glass tile feature wall. The spa-like master bathroom was enlarged along the park-facing façade with custom shower, bath and vanity with vessel sinks, and finished with Arabesque marble, hand-glazed tiles and venetian plaster. The window-less bathroom, allowed within the strict constraints placed by the coop rules with use of lead pans and waterproofing, uses dark tiles, cove and pendant lighting to create a dramatic guest or 3rd bath.
