RRA renovated this duplex for speculative investors
which was originally built as two adjacent townhouses at the turn of the century, the building was combined in the 1980’s to be more marketable to the upscale neighborhood that it is in. The duplex unit itself, however, was minimally joined and offered little flow between the two original buildings. RRA’s main design objective was to open up the 18” masonry demising wall that split the unit in half. Using a delicate balance of new and existing structure two eight foot long openings now connect the living and dining spaces as well as serve as a portal to the floating stair going down to the master bedroom suite and family room. The unit now boasts a gourmet kitchen, renovated baths in every bedroom and a split level terrace offering views of the East River and beyond.
